Considering replacing your existing roof but concerned about the cost, downtime, and disruption to your business? At M60 Cladding, we’ve spent over 30 years specialising in industrial and commercial roofing and cladding, and in many cases, overcladding is the most practical, cost-effective solution.
Overcladding allows an existing roof to be refurbished without full removal, meaning minimal impact on your building, occupants, or operations. For warehouses, factories, agricultural buildings, and commercial units across Greater Manchester and the North West, it’s often the smartest way to extend roof life without unnecessary downtime.
What Is Overcladding?
Overcladding is a specialist roofing system where a new roof is installed directly over the existing one. Drawing on decades of hands-on experience, M60 Cladding designs and installs overclad systems tailored to the structure, condition, and use of each building.
The process involves fixing a quatro bar, mini zed rail, or steel grid tight bar through the existing roof covering and into the purlins below. Once securely installed, a new external roof sheet—such as box profile, corrugated, or tile-effect sheeting is fixed to the new framework.
To improve thermal performance, a layer of Rockwool insulation is laid over the existing roof before the new sheets are installed. Insulation thickness is specified to suit the building’s requirements and compliance needs. The void between the two roof skins is then professionally sealed and finished using bespoke flashings to match the building’s appearance.
The Benefits of Overcladding
With over three decades of roofing and cladding experience, we recommend overcladding where it delivers clear technical and commercial advantages, including:
Minimal disruption to occupants and operations
No production downtime in most cases
Reduced labour costs compared to full roof replacement
No waste removal or disposal costs for the existing roof
Improved thermal performance and energy efficiency
Strong return on investment
No planning permission required in most refurbishment scenarios
Is Overcladding Right for Your Building?
While overcladding is a simpler alternative to full roof replacement, it still requires expert assessment and professional installation. Fixing into existing roofs can disturb harmful materials if present, which is why M60 Cladding always carries out thorough surveys and asbestos checks before any works commence.
Safety, compliance, and long-term performance are central to everything we do. With 30 years of specialist roofing and cladding knowledge, our team ensures every overcladding project is delivered safely, efficiently, and to the highest industry standards.
If you’re considering overcladding your commercial or industrial building, M60 Cladding can advise honestly on whether it’s the right solution and deliver it correctly.
